We left yesterday with a "newbie" wanting to buy a home with no clue where to start.
So I checked the local freebie rag for listings. How much salesy crap do you have to sift through, I was thinking. It looked like the only places that I would even think about buying were old, or brand new out in no man's land.
I found an ad that caught my attention... it seems there was this couple that helped first time home buyers. They knew what first timers went through emotionally, and not to mention, financially.
Bill and Jane (we'll call them) were real estate agents. They were very good at selling homes to first time buyers. They would evaluate your situation and make recomendations depending on your financial situation.
What this really means is this. They took your balance sheet, your net worth, and punched up the numbers you could qualify for money-wise.
Then depending on how much of the banks money you could borrow, they could tell you what homes you can afford to buy. Pretty simple, really...
Tomorrow.....my numbers!!! What had to be done to make the bank happy....

Mark here...
Welcome to my BLOG!!!
I'm glad to have you on my journey into Real Estate investing. We'll start with my very first home purchase, and take you through all the (sometimes gorey) details of my dealings in Real Estate.
First off... 1987... stock market crashed, but properties in Orange County, CA were booming!!! Here I was working full time as a computer engineer and renting a flat in Corona Del Mar, CA. with my wife and newborn daughter.
It was time to get my new family into a home of our own. The problem was, I had never bought a home before. And I had no clue how to get started.
